The Multiple Listing Service or MLS is a private database created by brokers and agents of local real estate associations requiring membership and quarterly or annual dues along with other fees. It is basically a warehouse of listings which expands a seller's sales ability exposing the home to a huge pool of prospective home buyers.
The IDX or Internet Data Exchange is a policy developed by NAR-National Association of Realtors and provides the ability for real estate agents and brokers to share their listing information with the public. It allows them to work together, sharing their listings by giving each other permission to display them on each other's websites within certain guidelines. This gives greater exposure of their listings and helps sell them much faster. |
